GAI Consultants, Inc. helps neighborhoods, companies, communities, and regional groups solve their development issues. Supported by a multi-discipline engineering and environmental team, our broad capabilities for urban and site planning and design carry clients’ projects for all stages of the development cycle.
Our diverse land development portfolio includes large multi-use complexes, residential housing units, healthcare complexes, and marinas and resorts. GAI’s planning and development group is staffed by experienced staff of land use planners, site engineers, landscape architects, traffic engineers, structural and soils engineers, utility designers, and environmental specialists.
With one of the largest in-house cultural resources groups among U.S. engineering firms, GAI also regularly conducts investigations for grants, license applications, and federal funding opportunities.
We provide engineering services for all project phases—planning, permitting, design, and construction. Our complete services, tailored to the client’s needs, range from site selection and feasibility studies, through developing master plans and preparing detailed design drawings and specifications, to construction management. We provide project planning and coordination to help our clients obtain the necessary construction approvals, and we render construction planning/management and quality assurance services to fulfill project requirements.

Commercial/Residential Projects
Local, state and city regulations often require cultural resources investigations for grants, license applications and federal funding. Whether a city, county or municipality, GAI can do the leg work for clients who may not have had experience with or needed this service before. From assisting with demolition and eminent domain projects for urban redevelopment to identifying historic districts for city preservation plans to identifying historic buildings for economic development and federal tax credits, GAI’s CRM team can help.
Cultural Resources Projects
We provide environmental studies that include siting, wetland delineation, watershed planning, stream restoration, habitat restoration, endangered species survey, biological assessment, vegetation and forestry management plans, invasive species management, recreation and comprehensive planning, and visual impact assessments for clients in a variety of service sectors.
Environmental Studies Projects
Our award-winning landscape architectural services include Master Planning, Streetscape Designs, Landscape Plans and associated Survey services. GAI’s team of professional landscape architects work on a wide range of project types to achieve a balance between the constructed and natural environment. Our projects range from the site design for a small, urban park to a regional study of native ecosystems.
Landscape, Streetscape, Hardscape Projects
GAI understands and knows how to manage the range of planning and permitting issues that follow land development projects: public resistance, environmental issues, local zoning issues, site topography and regulatory hurdles. Our corporate culture fosters a stable, talented and service-oriented staff to provide integrated strategies and solutions to meet project-specific needs and to help solve neighborhood, community and regional development issues, and to provide a strong sense of community. From conceptual site design through final construction, we take a multi-disciplined approach for every phase of every project, including residential, commercial, industrial and mixed-use properties.
Planning and Permitting Projects
GAI provides comprehensive surveying services for a wide range of applications significant to land development projects, meeting the specifications of public and private land owners, developers and government agencies, using state-of-the-art equipment to conduct horizontal and vertical control surveys. Our expertise includes survey work in right of way assessment, aerial mapping control, cross sections, alignment layout, utility investigation, global positioning systems (GPS) control, topographic, bathymetric and hydrographic surveying, movement monitoring, wetland mitigation, and design, construction and property surveys. GAI also offers specialized surveying applications such as 3-D modeling, GPS networking, record surveys (as-builts), ALTA land title surveys, and verification surveys on projects both pre- and post-construction.
Survey Projects
A massive network of overhead and underground utility systems crisscrosses our environment and occupies a significant amount of space within the right-of-way. Consequently, each new construction project requires meticulous attention to new utility systems and potential conflicts with existing systems.
GAI's valuable utilities coordination services take the guesswork out of addressing these utility conflicts. Our multi-discipline team includes engineers, land planners, and eminent domain specialists. We assist utility owners and design project managers in cost-effectively relocating or upgrading their respective utility systems and help avoid the destructive consequences of cutting or disrupting existing lines.
Utility Assessment Projects
At GAI, we understand how environmental impacts, public review, technical constraints, permitting and plan approval can hinge on any number of preliminary planning and design considerations. Furthermore, failure to anticipate problems may result in substantial and even insurmountable delays in a project’s timetable and its economic viability. From conceptual site design through final construction, we know the process and have the experience to help you succeed.
